Rockville Maryland Home Buyer doesn’t not take my advice… One of the current clients I am working with is very trusting of me. This particular client was very trusting of me from the first time we meet at an open house in Rockville, MD a while back. I must give off a very trustworthy vibe, all said this is not a bad thing by any means I just which this client would act on those feelings by taking my advice. Let me give you a bit of the history. I have shown this client about 10-15 homes for sale in Rockville. However this client keeps opting for the short sale properties and making me submit low ball offers to the banks. If you know anything about selling short sale properties you know that most banks will take between 2-5 weeks to review an offer. However in the mean time the property in question will remain on the market and the listing agent will let all interested parties in on the details of all contracts already submitted to the bank. This is great for the seller because it creates sort of a biding war. This something that was common some years back in a better real estate market not something one would think is still going on today. So, needles to say all my offers naturally keep getting beat out by other buyers. Naturally the fact that the bank will take a month to review my offer doesn’t help either. Short sales are a great deal sometimes but they are becoming harder and harder to find. There are to many speculators and “real estate investors” out there right now that are driving up the price of these short sales. It seems like short sales are becoming the new quick flip investments of some years past. People looking to get rich quick are as usual using real estate as the median only this time its shorts sales that are exciting bargain hunters. Oh, By the way my advice has been to find a property he likes hopefully its not a short sale and let me do what I do best, NEGOTIATE a great deal for you. If the property he want happens to be a short sale, well lets submit an offer for the true value of the property and hope for the best. In conclusion I will show this client a few more homes for sale in Rockville and if he insists on making low ball offers on short sales again I will have to let him work with another agent. Would I be wrong for doing that?
